Comp ChecksWe do not provide free comp checks...Many loan officers and mortgage brokers want to know what a property is worth prior to ordering an appraisal to know if the value will meet the needed LTV amount. Because most Comp Checks don't result in a fee appraisal, it doesn't make sense for us to stop work for our paying clients to do free work. When we accept an assignment, we are committed to completing the appraisal on time, and if we stopped to do Comp Checks for everyone, well, we wouldn't get much done. We do understand that information from comp checks are extremely helpful. However, we recommend using a free service such as Real Estate ABC to do a quick comp check. This service will provide many recent sales near the subject property. Lane & Associates has no affiliation with Real Estate ABC and in no way validates the values or data supplied by this service. We do think it can provide a broad overview of the subject's market and provide many answers usually achieved from traditional Comp Checks. |
